Booking Rates and Conditions

The rent is, exclusive of tourist tax, 150 Euro (€) per day for the use of one bedroom. For every additional bedroom rented the rent increases € 25 euros per day until € 225 per day using four bedrooms. The rate for a late check-out is 60% of the daily rate.

Minimum Stay, Arrival and Departure

A minimum stay of 7 nights (christmas period 14 nights) is required, but arrival is possible on any day of the week. On the day of arrival the villa is available from 4pm. Departure time is 10am (due to the final cleaning which must be carried out before the next guests arrive). The villa can be booked until your departure to the airport for 60% of the nightly rate, if available at the time of booking.

Rates and taxes

The published prices are in Euro (€) and depending on the number of bedrooms you want to use. Each bedroom has a maximum of 2 persons, but if a cot is available it can be added free of charge at one of the bedrooms. Please indicate your wish when booking. The cleaning costs at the end of the rental period are100 Euro's.

Since electricity costs are extremely high in Curaçao, a maximum normal use is included in the rent. If you use more this will be charged at local rates. The meter will be checked by the administrator in the beginning and at end of the rental period.

Since January 1, 2010 in Curacao tourist guest tax is applied on private landlords. This means that in addition to the rent of your accommodation a tax surcharge has to be paid of 7%.
The tourist guest tax does not apply to carrental and is of course refundable if you should cancel the reservation.

Car rental

In conjunction with the rental of the villa, you can also reserve a car. A virtually new Hyundai Tucson, an SUV with automatic transmission and climate control that offers space for 4-5 people, belongs to the house. The car is in very good condition, properly insured and registered with the Curaçao Road Association so in case of breakdown or accident you will gethelp more quickly. The car is only available to the guests of our villa.

The rent is 35 euros per day. A deposit and own risc of 500, euros per event are mandatory.
The minimum driver age is 24 years and the driver must have a license for at least three years. When staying longer than two weeks a discount on the SUV of 15% will be offered. At the end of the rental period the SUV has to be returned clean, so the next guests can use a clean car. Clean means "washing-clean '(inside and outside). If the car is not returned clean cleaning costs will be applied of at least 40 euros. A local car wash is cheaper and nearby so such additional costs are easy to avoid.
The rent for the SUV is 35 euros per day, the deposit and your own risc for each event are 500 euros.

Transfer Costs

We can arrange your transfers to and from the airport for 40 euro per transfer.

Option, reservation, payment and deposit

Before you make reservations you can take an option for a few days. It gives you the opportunity to arrange your flights. As long as your option lasts, the villa is not rented to somebody else. The expiration date of the option is stated by our confirmation e-mail. The option expires automatically after the expiration date.
On the page Availability of this website you can check reservations and options. Reservations are red and options are marked in yellow. This page is updated frequently.

When you make a reservation, your reservation will be held for 10 days. You will receive a booking confirmation by e-mail which is also the invoice. In these 10 days your first payment (50% of the rent and the deposit) must be paid. The balance (the other 50% and the costs for final cleaning, tourist taxes and maybe other items) must have been paid not later than 6 weeks before your arrival. If a booking is made but your payment has not been received within 10 days, the reservation may be cancelled. A minimum cancellation fee of € 125,- will be applied.

The deposit is € 500,-. The deposit will be returned within 14 days after departure; if there are any damages for which you are held responsible, the repair costs will be deducted. The villa is inspected by our care taker at your departure.

Included/not included in the rental rate

Included: electricity (incl. air conditioning) to the use stated in the rate section of this website; water, gas; cleaning at arrival and during your stay (weekly, only for stays more than 7 nights), bed linens, towels, maintenance of garden and pool, local phone calls on a fair use policy and availability of a modern desk top computer and a 4MB DSL-internet connection also on a fair use policy.

Not included: Extra use of electricity (will be deducted from the deposit in a fair use policy, our caretaker will check the meter at your arrival and departure), final cleaning, bank or credit card costs for payments of the villa and other personal costs. Transfers from and to the airport.

Children

Children who will sleep in a children’s crib, can stay free IF this crib is placed in one of the booked bedrooms. Of course we will provide the crib with the linens and towels.

Bed linens and towels

During your stay we will provide the following amount of bed linens and towels:

• Bed linens:: at arrival all the beds are made up en they will be refreshed after every week by our cleaning team. However, you will receive an extra set of bed linens so you can change in between these 7 days if you like.
• Towels: you will receive (per person booked) and per week: 3 bath towels, 2 small towels and 3 small washing cloths. If you want to have another (extra) set of towels, this is available on request.

Use of the villa

The villa is allowed to use as a holiday villa only. You are supposed to adapt your way of living to local customs as they are common in the neighborhood. This means a quiet way of living and no public offences by for instance public nudism, littering or noisy behavior.
Partying with more people then booked for the villa is not allowed unless the owner or, on his behalf, the caretaker, allows this by a written statement in advance. Please ask the owner or care taker when you want to invite other people or when you are planning a party.

Damages

We expect that you to use our home with care, as you do with your own home. Nevertheless, an accident can happen and something may be broken or damaged. To assure that the next guests do not have the inconvenience of this, we strongly request that you inform the caretaker at once. If damages are at your responsibility, they will be charged to you, but if they are below € 25,- per stay, we will not charge for them IF you’ve informed the caretaker or the owner within 7 days after your departure.

Departure

Check-out time is 11.00 hours. The caretaker will inform you during your stay how we expect you to leave the villa at your departure. Final cleaning by our staff is mandatory but appliances in the kitchen should be left clean by you. If you prefere some assistance by a maid, that can be arranged. Ask the caretaker during your stay.

Cancellations

If you have to cancel your reservation, we will try to rent the villa for the same dates. The following conditions apply:

• if the villa is rented again in full for your originally booked dates: cancellation fee of € 125, -
• if the villa is rented again for parts of your originally booked dates: cancellation fee of € 125, - plus the rental rate of the nights which are not rented; maximum is your full rental rate of the originally booked dates
• if the villa is not rented again: full agreed rental rate for your originally booked dates.

If you leave the villa earlier than agreed in the rental agreement, there is no refund. We strongly advise you to have a cancellation insurance.

Smoking policy

To the convenience of all our guests: it is not permitted inside the house, but on the premises (outside), you are allowed to do if you like. But please take care for the risk of fire as it can be dry and windy on Curaçao.

As the villa is taken care for as a vacation home, it needs to be cleaned regularly; also the garden and pool have to be maintained and sometimes repairs have to be done that indulge no postponement. As a consequence, it could happen that employees of the staff of Spaltman Beheer have to enter the villa or the premises. Of course, they will contact you in advance when this occurs but you won’t have to stay at the villa as they have keys of their own.
